Content that will be relevant in the future will always have a good purpose, but you can still talk about current affairs at times. For the most part, though, your content needs to be evergreen. Just about all markets have areas of evergreen information. Look for topics of conversation that will still be relevant in a few months and a few years. When you are talking about recent developments it is a good idea to include a date stamp in your podcast. Otherwise your listeners could get very confused. The idea, however, is to make your podcast worth listening to no matter when the listener comes across you.
Podcasting is a marketing method that can and does work if you do it properly. You’ll need to build a good relationship with the people who trust you, and if you can do that then you’re almost home. However, as you know it’ll require some time and effort. So… just like with anything else, if you’re good with doing that, then you have a good chance of realizing success.

But just throwing super-lowball offers out at sellers hoping one will hit the spot is not generally a successful strategy, especially if you really, really want a given property.
4. Misleading or setting the seller up. Being misled by listing photos or very fluffy property descriptions was high on the list. Offering way over asking with the plan to hammer the seller for a reduction when the house doesn’t appraise at the purchase price?
